March and 1st Quarter 2026 Housing Market Wrap-up for Flagler/Palm Coast
April 8, 2026 – PALM COAST, Fla. – The March and 1st quarter 2026 housing market wrap-up for Flagler/Palm Coast is here. It is a year-over-year comparison of local housing market statistics for March and the 1st quarter. The interactive map below shows the location, sale date, selling price, price per square foot, and living square feet for single-family home sales in Flagler County reported through the Flagler County MLS. For the first time, the map features selling price layers, allowing visualization of the effect of location on prices.
Highlights
The numbers show that home sales are up 13.4% in March and 14.4% for the first quarter of 2026. Median prices rose 8.7% for the month and 2.7% in the quarter. March strength was the primary driver in the median price surge.
The active Days On Market for the $1M+ remaines uncharacteristic relative to the overall DOM, though we have become used to that phenomenon. An upcoming article will explore the local “wealth attraction.”
Total sales volume for both March and the quarter indicates strong demand facing affordability hurdles. The relative stability of the median price indicates a balance between buyers and sellers in the market.
Unnoticed by many, the market is showing some real underlying strength:
- Second-highest number of March home sales.
- Record March dollar sales volume.
- Active single-family listings are down 12.6% from last year.
- Pending sales contracts are up 12.5%
