July 2026 and YTD Housing Report w/Interactive Price-Layered Map

PALM COAST, FL – August 10, 2026 – The July 2026 and YTD housing report for Flagler County.  The number of homes sold and the total sales volume continue to hit record levels. But for two and a half years, the median selling price of single-family homes has remained within a narrow range. (Source: MLS). Yet, industry insiders continue to voice skepticism. Let’s look at the July highlights, along with an interactive map showing July Flagler home sales broken into four price levels, followed by a chart of 2025 vs 2026 YTD statistics by price segment.

July highlights:

  • Total sales volume hit the highest July level since the Covid boom in 2021.
  • The number of homes sold also hit the highest July level since Covid.
  • The median selling price was $370,950.
  • 1,118 single-family Flagler County homes were listed for sale through the local MLS. That’s 20.5% fewer than a year earlier. It represents 4.2 months of inventory at the current selling rate. This belies the social media twerps that insist that the market is glutted with unsold inventory.
  • New construction represented 29.6% of reported MLS sales in July. This is lower than the 33.3% average percentage over the past two years. Builders are increasingly resorting to price reductions, with some sales closing for less than 80% of the original list price.
  • Price decreases continue to outnumber price increases by 15 to 1 (varies by week).

Comments:

The 500K-$999K segment continues to dominate. It exhibited the highest percentage increase in both home sales and total sales value. This affects the median selling price, keeping it steady even as overall values decline.

The top two price tiers represent only 23.4% of home sales, but 43.2% of total sales value. That is important because these sectors have a higher percentage of cash sales, making them the least sensitive to prevailing mortgage interest rates.

Impact fees for new homes in Palm Coast were raised approximately $12,000 last fall. Impact fees affect not only the price of new homes but also that of existing homes, given the natural price difference between them.

Home sales and total sales value increase while prices languish. Price reductions and seller concessions mask an underlying weakness in the market. Selling price per square foot is a better indicator of changes in true value. This metric remains stubbornly unmoved at all price levels.

The demand for housing is here, but affordability, mortgage rates, and uncertainty are holding back both buyers and sellers.
