As of 5-21
- 154 SFR homes sold – at a median price of $369K. DOM is 52. Last May, 245 SFR homes were sold at a median price of $365,000. DOM = 64 last year
- Trend continues
- Prices are stable
- Inventory down
- Pending sales up
- Building permits are down
- High-end and low-end of the market are strong. The middle market is sluggish
- GINNdex=2.81 vs 4.03 a year ago.

Westward development is “inevitable.” The process of negotiating the new MPD will be similar to that used for the two unbuilt developments.
