In June 2014, the median price was $160,000, or $226,560 when adjusted for inflation.
The most dramatic change is found in the total sales volume, as the following adjusted numbers show:
June 2014 – $52.5M
June 2026 – $151M

Today’s Topic
Today marks the 250th anniversary of our country’s founding. It also represents the 12th anniversary of “Real Estate Matters.” That’s 624 shows. A lot has happened in 12 years.
This year also marks 20 years of my blog, GoToby.com, which now boasts over 3,000 pages of content. Even more has happened in 20 years: from the peak of the housing bubble to the depth of the Great Recession to the post-COVID rebound.
2006 Compared
The beginning of 2006 represented the peak of the housing bubble, when the median selling price for a Flagler County single-family home hit $259,900. By June that year, the median had already dropped to $247,000. That’s $415,528 when adjusted for inflation. By comparison, the June 2026 median price is $363,850.
We did not return to the unadjusted $259,900 until June 2020, when the COVID rush began.
2014 Compared
In June 2014, the median price was $160,000, or $226,560 when adjusted for inflation.
The most dramatic change is found in the total sales volume, as the following adjusted numbers show:
June 2006 – $41.5M
June 2014 – $52.5M
June 2026 – $151M
This growth is driven by the growing number of homes sold and is commensurate with population growth:
- June 2006 – 195
- June 2014 – 189
- June 2026 – 327
It also reflects a shift in housing mix towards more expensive homes. For instance, the highest priced home sale in June 2014 was $840,000, or $1,189,440 (adjusted). By comparison, 11 of the 14 $1M+ sales reported in June 2026 were above the adjusted 22014 mark. Two were above $2M, and one was above $4M.
This June, $1M+ homes represented 4.3% of home sales, but 15.6% of overall sales volume.
