It was a great entertainment venue (over 80 people at one party) and an attraction for grandchildren. The lanai is accessible via three separate sliding doors. I departed from traditional advice which typically recommends selling while the home is still occupied. But sellers should remove all "clutter" such as pictures and photographs. Our home was "cluttered" with scores of family pictures. You could hardly discern the color of the refrigerator beneath the attached photographs so I decided to list the house "unoccupied." To overcome the stark appearance of a vacant home, I engaged Vlaja Telfer (352) 538-6603 to do some staging; mostly decorative accessories to dampen the vacant look.

  • 91 Lagare Street: 2,659 SF – sold 3/31/2011 for $375,000 or $141/SF – home is the same model to ours but with enlarged garage plus partial bath – Small lake view, no golf view
  • 18 N. Village Parkway: 2,631 SF – sold 4/6/2011 for $405,000 or $154/SF – home has three full baths and 3-car garage
  • 54 Riverbend Drive: 2,409 SF – sold 4/8/2011 for $320,000 or $133/SF – Home has west-facing view of woods, no pool
  • 65 River Trail Drive: 2,419 SF – sold 6/6/2011 for $365,000 or $151/SF – home has west-facing lake view, no pool

    Where were you in March? 🙂 Just kidding. We bought 18 N. Village Pkwy. Can’t wait to get there permanently, Toby. I’ve been reading your site every day since Feb, originally in anticipation of purchasing. After we’re finally getting to G/H, no more shuttle launches and no more Toby! Good Luck.

    It reminded us of the Palm Coast of all last Century – Little known was that the Palm Coast Golf Course did not have a Liquor license yet so….All the FREE Drafts Beer anyone wanted; obviously great tipping for the staff; then…after that we would go to the pledged Amenity Palm Coast Yacht Club and have a very reasonable dinner and free entertainment with the Cord-0-vox and other Musicians playing and lotsa’ dancing then…a lot of us would then take the free Boat Water Taxis to our Palm Coast Oceanside Beach Club / Palm Coast Oceanside Motel/Resort and go to the ‘Junkanoo’ lounge there and we would sing and dance under the stars …then the shuttle and water taxi back to Palm Coasts’ ‘Observation Tower’…
    The tune brought back nice memories and we hope you nail a sale very soon.
    ( also, when the Federally ordered one stop shopping center came, the Publix offered Canapes, H’odeuvres and wine…
    We were very happy Palm Coasters , first FREE drafts, then Wines with eats, then cocktails at our Palm Coast Yacht Club..then RUM at our ‘Junkanoo Lounge’ Oceanside…
    What a great life ITT Levitt Promised and delivered all last century…
