Reynolds Mgt Group reaches out to Hammock Beach Club Members.

Communication hints that changes are on the horizon. Members are hopeful things will get better.

Palm Coast, Florida – May 11, 2009 – Hammock Beach Club members received a May 8th communication from Reynolds Management Group. Reynolds was recently engaged to provide consulting services for both Hammock Beach and Reunion Resorts, owned by real estate developer Ginn-LA (Bobby Ginn and financial partner, Lubert-Adler). At a time when any communication is welcome, the Reynolds message hints that long overdue changes may be coming.
 
Here is the message in its entirety. Presumably, members at Reunion received a similar communication.

The Message

Dear Member,
 
Reynolds Management Group, LLC was engaged in April 2009 to provide consulting services with respect to the operational and development activities at Hammock Beach. I wanted to introduce myself to you and to tell you a little about The Reynolds Companies.  
 
With a long history of developing, operating and managing award-winning communities in the Southeast, including Reynolds Plantation, Great Waters and Reynolds Landing in Lake Oconee, Georgia, and Achasta, in historic Dahlonega, Georgia, Reynolds is well known for creating luxury lifestyles. The Reynolds team has a wealth of management experience, which will optimize the extraordinary amenities and the high level of service currently offered at Hammock Beach.
 
As part of our consulting arrangement, we are examining many facets of each of the Hammock Beach properties, including The Gardens, Yacht Harbor Village, The Conservatory and The Club at Hammock Beach resort facilities. Unfortunately, the original development team’s timeline and growth plans have been adversely affected by the unprecedented collapse in the real estate and credit markets. 
 
We understand that many of you have concerns about your properties and have inquired on many occasions seeking resolution to a variety of issues. We are prepared to advance these conversations and do whatever we can to assist you. In fact, the entire Reynolds management team is fully committed to developing and continuing open and ongoing discussions of all areas affecting your lifestyle at Hammock Beach.
 
As we all know, these are extremely difficult times and they will require that we move forward with models, programs and policies that will be successful given the current economic climate. We are reviewing all of the existing models, programs and policies in light of our new reality and will introduce changes that will ensure the viability and sustainability of the lifestyle you desire.
 
The issues are varied and this week I begin meetings with owners at The Gardens to recommend alternatives to address their concerns. I will meet with the Yacht Harbor Village boards next week to present a plan for construction of the much-anticipated lobby project.
 
I have also asked that all membership programs, fees and conditions be placed in review in an effort to explore avenues of change based on the comments and concerns raised during these past few weeks.
 
Beginning last week we began a full review of Preferred Builder, POA, membership, facilities, services, lifestyle and real estate sales and marketing programs. It is my intention to work with all involved parties and our own Reynolds resources to develop new recommendations, where needed, for the administration of those programs.
 
Following these reviews, I will personally brief the various association boards on the recommendations and will then send an update to all owners in an effort to provide a clear understanding of our direction and next steps. 
 
In order to create direct communication between the owners and members our Web designers are adding features to the current Member and Property Owners websites to allow for posting of updates and to allow you to communicate directly to Reynolds.
 
On a personal note, I would like to thank you for the warm welcome many of you have given me to the area and to the community, the passion of your comments and your willingness to share your thoughts has reinforced to me the depth of commitment and caring that has made this such a special place.
 
Simply stated, we cannot do this without you. Your comments and support will be vital and will help keep us focused on what is most important as we go through this process. Going forward, I have every belief that we can turn the corner on these difficult times and continue to make Hammock Beach a truly wonderful place to live and enjoy life.

    Gardens Owners?

    Guess we’ll be among the first to judge if this group is really ready to step up and get things going… figuring things out for this small group of 12 shouldn’t be that difficult.

    Reunion letter received

    A Watered down version of this kind of letter was sent to Reunion members 5/10. We were shocked to see Reynolds is now only a "consultant" who will make recommendations to existing Ginn management and ownership. Seems Reynolds has little real power, nor maybe want it until they get a handle on if they can effect change. Of those controlling budgets and making ROI decisions have not changed, what can really change? Is Bobby hiding out at one of these properties hoping to have a happy ending after all?
