Planning & Land Development Regulation Board Moves Three Projects Forward

A retail/restaurant project, a mixed-use commercial and residential development, and gated townhouse condominiums

October 19, 2007 – Palm Coast, FL – Tuesday evening, the Palm Coast Planning & Land Development Regulation Board, following city staff recommendations, voted unanimously to approve three construction projects. One is a gated townhouse condominium project. The second is a mixed-use development with commercial, single family homes, and condominiums. The third is a 12.9 acre shopping development located at Belle Terre and SR100.

 

Citation Estates LLC took over an existing project from the original developer. They since applied for an amendment to the existing PUD Agreement to enhance the project. The 125 acre site fronts Belle Terre and Citation Blvd on the northeast corner. Final approval rests with City Council. When completed, Citation Estates will be comprised of:

  • 135,000 square feet of commercial space
  • 86 single family residential lots
  • 325 condominiums
  • 72 townhouses
  • A city park, constructed and dedicated by the developer

Flagler County records show that Citation Estates LLC purchased the parcel from Miral Corp. for $10.5 million in March 2006.

Red Mill Pointe Townhomes will be located east of and adjacent to Red Mill Drive, about ¼ mile north of Royal Palms Pkwy. SeaGate is the developer. The proposal consists of a gated townhouse condominium community with a mix of two and three bedroom units located in a total of 28 buildings, with a range of four, six, or eight units per building. The units are two stories with living areas on the ground floor and bedrooms on the second floor. All of the units are situated to provide a view of either a lake or wetland amenity. There are no “back-to-back” or “back-to-side” units. Also included are a clubhouse with pool and deck, walking trails, tot lot, and passive and active recreation areas. Belle Commons (shopping center) will be built on 12.9 acres at the southeast corner of Belle Terre and SR100. Lowe Enterprises is developing the site for National Recreation Properties. The development consists of four buildings totaling 81,300 square feet:

  • Main building (in-line shopping center) – 63,287 sq. ft.
  • Building 2 – 4,028 sq. ft.
  • Building 3 – 8,960 sq. ft.
  • Building 4 – 5,025 sq. ft.

Editorial aside – The Planning Board insisted that two dumpsters in the Belle Commons plan be relocated away from Belle Terre and SR100. I presume this is to provide a more aesthetic backdrop for the political signs which proliferate there.
