Model Home in Ginn’s Conservatory Sells for $1.5 Million

Brentwood Homes sells 5,116 square foot model home.

February 21, 2008 – Palm Coast, FL – A deed dated January 30 filed February 6, documents the sale of Brentwood Custom Homes Inc.’s model home in The Conservatory at Hammock Beach in Palm Coast, FL. The buyer is listed as Tri-County Apartment Development Associates, a limited partnership based in Syracuse, N.Y. The transaction was valued at $1,500,000.

The 5,116 square foot home at 608 Mahogany Run is one of four luxury model homes on display at The Conservatory. Other builders represented are Charles Rinek, Bova Construction, and Luxury Builders. Builders often sell their model homes with a leaseback agreement which allows them to continue using the home as a model.

The Conservatory was developed by the Ginn Company. It features 337 home sites surrounding a Tom Watson designed golf course and features a $15,000,000 clubhouse, scheduled to open in March. The Conservatory is hosting a PGA Fall Tour event this year.

February 23, 2008 – While public records indicated a sale, this was not the case. After talking with Frank Pazzica, CEO of Brentwood Homes, I posted his clarification as a reader comment. Please read his comments below.

    Clarification

The above story reporting the sale of our model home in the Conservatory was not correct. What appeared as a deed transfer in county records was in fact a re-financing of the home through a private source, which as additional collateral, secured its loan with a partial interest in the property. The loan amount was $1,500,000.
