Million Dollar Plus Real Estate Transactions in Flagler Co

Hunters Ridge, Champion Self Storage, 83 acres on County Road and a 4,854 square foot home in Hammock Dunes.

Palm Coast, FL – February 14, 2014 – January was an active month for real estate transactions recorded by the Clerk of Court in Flagler County. Five in particular deserve attention because they were all on the high side of a million dollars.

Robert and Jane Mead purchased a 4,854 square foot home at 9 San Gabriel Way in Hammock Dunes for $1,171,000. The transaction closed January 15.

E. B. and Lorraine Conoley purchased two parcels totaling 82 acres on County Road 305 from EPBE Inc for $1,875,000. The transaction closed on January 22.

Cubesmart Cypress LLC purchased the Champion Self Storage facility at 531 Cypress Edge Drive (next to City Marketplace) from Cypress Edge LC for $4,000,000 on January 24. The property is assessed for $1,430,000. On the same day, Cubesmart Cypress LLC Pine Lakes purchased the Champion Self Storage facility located at 11 N Pine Lakes Pkwy from Interstate Vest LLC for $10,450,000. The property is assessed for $3,420,000.

The Clerk recorded a December 18th transaction for the purchase of 196 acres in Hunters Ridge for $6,200,000. The property is permitted for 330 home or townhouse lots. The buyer is BADC Huntington Communities LLC. The seller is TP Investments LLC. This transaction is significant. It follows the purchase of adjacent property to the east purchased one month earlier. In that transaction, TRG, a Jacksonville Beach-based investment group bought 68 estate lots for $2,176,000.

The two transactions signal resurgence in interest in Hunters Ridge, the long-stalled development at the southeast corner of Flagler County. The pricing is significant too, well above what might have been expected only a few years ago.
