Home sales and Foreclosure Sales – Both Rising in Palm Coast/Flagler

The local real estate market is becoming unstuck. The number of single-family homes sold in April was the highest for any month since July 2006.

Palm Coast, FL – May 4, 2010 – A shift is underway in the Palm Coast and Flagler County real estate market. The number of single-family homes sold in April was the highest for any month since July 2006. And while the number of foreclosure filings continues its downward trend, the number of properties reaching the final stage or foreclosure, the Foreclosure Sale itself, is rising quickly. High-end properties continue to hold a larger share of foreclosure filings, a trend that began about 6 months ago.
Home Sales
A few April home sales are still straggling into the MLS reporting system but the 148 homes already reported exceeds all monthly sales since July 2006. The $333,000 median selling price is consistent with recent months.
Foreclosures
There were 190 lis pendens filed in April ’10 compared with 260 in the same month last year and 238 in April ’08. Yet the number of scheduled foreclosure sales is increasing (see below).
Often a short sale or bank workout forstalls a foreclosure sale, but more properties are making it to the last step – the foreclosure sale itself – where the bank is typically the lone bidder. The Clerk of Courts issues a Certificate of Title (C/T) following a foreclosure sale. The number of C/Ts is rising quickly. The Clerk issued a total of 109 C/Ts in March and April. That’s more than the total for the first four months of 2009. The long list of scheduled May foreclosures points to a continuation of this trend.
