Top 10 Flagler Delinquent 2016 Property Taxes

Imagination Schools Town Center leads this year’s list. Three golf courses that dominated last year’s list are absent this year. Top 10 delinquencies down 36.5% from last year’s list.

Imagine School Town CenterPALM COAST, FL – May 18, 2017 – You may have noticed your Wednesday News-Journal was a little heavier than usual. The News-Tribune insert included Flagler County’s officially advertised list of delinquent 2016 property taxes. These taxes became delinquent April 1, 2017. An on-line Tax Certificate Sale for listed properties is underway. The sale closes June 1, 2017.

A Tax Certificate, when purchased, becomes an enforceable first lien against the subject real estate. The certificate holder is paying the tax amount due by the property owner in exchange for a competitive bid rate of return on his investment. To remove the lien, the property owner must pay the Tax Collector all delinquent taxes plus accrued interest, penalties, advertising fees and sale costs.

Delinquent taxes, including accrued interest, penalties, and advertising fees may be paid by cashier’s check, certified check, cash or money order, prior to the Tax Certificate Sale closing.

Here are this year’s Top Ten Flagler County Property Tax delinquencies. The delinquent tax amount includes, where appropriate, Non-ad Valorem Assessments, typically issued by Community Development Districts (CDD).

Three golf courses (Grand Haven, Pines, and Cypress) that dominated last year’s list are absent this year. Top 10 delinquencies are down 36.5% from last year’s list.

TOP TEN FLAGLER COUNTY DELINQUENT 2016 PROPERTY TAXES

#1 – 775 Town Center Blvd (AKA Imagination Schools Town Center)

Imagination Schools Town Center is owned by AEP Charter Town Center LLC of Portland, Oregon. A 26,408 square foot building was built in 2008. Two additions added in 2009 are 19,780 square feet and 4,312 square feet respectively. The advertised delinquent 2016 property tax due is $117,269.38. The 2016 “Just (Market) Value” was $5,241,279. There are no delinquent taxes owed for prior years.

#2 – 42 Island Estates Pkwy

This million-dollar home is homesteaded by Edward (Bobby) Ginn. The advertised delinquent 2016 property tax due is $42,205.94. Per the property appraiser’s website, the Ginn property’s Just (Market) Value is $2,493,663. Delinquent 2015 property taxes totaling $44,426.65 remain unpaid. This property ranked #3 on last year’s list.

#3 – 57 Town Court (in Town Center)

This multi-story 26,952 square foot office building in Town Center is owned by Coogee Holdings LLC, of Orlando. Coogee reportedly purchased the 26,952 square foot building in September 2015. The advertised delinquent 2016 property tax due is $30,613.94. Delinquent 2015 property taxes totaling $35,001.54 remain unpaid. This property ranked #4 on last year’s list.

#4 – 80 Pinnacles Dr – Unit 2

This 12,921 square foot commercial condominium carrying an assessed value of $969,075 is owned by Harry & Grace LLC, of Palm Coast. The advertised delinquent 2015 property tax due is $21,852.21. Delinquent 2015 property taxes totaling $22,951.07 remain unpaid. This property ranked #7 on last year’s list.

#5 – 1104 S Ocean Shore Blvd

This 3,585 square foot Bed and Breakfast property is owned by RR & MRS H Enterprises Inc., of Flagler Beach. The advertised delinquent 2015 property tax due is $20,352.09. There are no delinquent taxes owed for prior years.

#6 – 703 S State Street, a commercial plaza in Bunnell with $19,227.71 unpaid 2016 property tax. There are no delinquent taxes owed for prior years.

#7  39 Ocean Ridge Blvd S, a single-family residence with delinquent 2016 property tax totaling $17,795.25. There are no delinquent taxes owed for prior years.

#8  7 Avenue De La Mer, Portofino Condominium Unit 1003 with delinquent 2016 property taxes totaling $15,734.16. There are no delinquent taxes owed for prior years.

#9  28 Ocean Oaks Ln. a 5,436 single-family residence with delinquent 2016 property taxes totaling $15,467.97. There are no delinquent taxes owed for prior years.

#10  105 N Ocean Shore Blvd, a commercial plaza behind Finn’s Restaurant in Flagler Beach. 2016 property taxes totaling $15,034.93 are delinquent. Delinquent 2015 property taxes totaling $12,979.14 remain unpaid.
