January 16, 2008 – Palm Coast, FL – A least one segment of the real estate market is booming – the rumor mill. I’ve heard a persistent rumor for months that LandMar was trying to sell the Grand Haven Golf Club. They also own the Grand Club, which includes the Pines Course, the Cypress Course, and the Matanzas Course. When LandMar recently announced a delay in the refurbishment schedule for the Matanzas Course, it fanned the rumor to include the sale of the entire Grand Club as well as the Grand Haven Course. Jim Cullis, who runs LandMar’s local operation, says “that’s nonsense, Toby.” He also stated that they expect, depending on market conditions, to begin construction at Matanzas some time this year.
Public records show that the Grand Haven course is owned by Crescent Resources, Inc., parent of LandMar. Crescent is owned in turn by Duke Energy and Morgan Stanley Real Estate Fund. The Grand Club courses are owned by The Grand Club LLC, which shares a Jacksonville mailing address with Crescent Resources. Hampton Golf does not own the courses but operates them under a management contract.

Real Estate Book in Ponte Vedra had a half page add , advertising the proposed Matanzas condos for sale for over 3 million. They are calling it \\\”Castello Del Lago and it says , approved 120 unit multi family complex with entitlements in Flagler County. Renderings and plans available, for $3,500,000…Also selling \\\”Citation Estates\\\” in the Town Center for $14,500,000
MORE PROMISES FROM LANDMAR ETAL
OVER THE PASE YEAR WE HAVE RECEIVED MANY PROMISES FROM MG ORENDER ANHD ALL OF THEM HAVE BEEN BROKEN.
lAST JUNE MG CLOSED MATANZAS AND SAID THAT CONSTRUCTION ( RENOVATION ) WOULD BEGIN IN DECEMBER. HE NEGLECTED, HOWEVER TO MENTION WHICH DECEMBER.THE COURSE HASD NOT BEEN RENOVATED AND IN A RECENT LELTTER TO GRAND CLUB MEMBERS MR ORENDER SAID THAT EVERYTING REGARDING MATANZAS WAS ON HOLD UNTIL THE REAL ESTATE MARKET TURNED AROUND. NOW JIM CULLIS SAYS THAT RENOVATIONS WOULD BEGIN SHORTLY.
I WONDER IF THE RIGHT HAND KNOWS WHAT THELEFT HAND IS DOING OR IS EVERYTHING JUST MORE SMOKE AND MIRRORS. LANDMAR AND THEIR AFFILIATES TELL US WHAT WE WANT TO HEAR BUT THEY DO NOT FUJLFILL THEIR PROMISES.
I AM CURIOUS TO KNOW WHY MANAGEMENT HAS SEEN FIT TO SPEND ALL THAT MONEY ON A NEW CLUBHOUSE FACILITY AT CYPRESS ( WHICH IS NOT PREFERRED OVER THE ONE OTHER CLUB AVAILABLE TO MEMBERS) AAND NEGLECTED TO RENOVATE MATANZAS.
LAND MAR, HAMPTON GOLF, MG ORENDER AND CRESCENT INDUSTRIES MUST THINK THAT WE ARE A BUNCH OF MUSHROOMS. ALL THEY DO IS KEEP US IN THE DARK AND FEED US LOTS OF BS.
COLLECTIVELY THEY ARE THE MOST CUSTOMER UNFRIENDLY BUNCH THAT I HAVE EVER HAD AND DEALINGS WITH. THEY SHOULD BE ASHAMED OF THEMSELVES.

I thought your Bonefish comment took the cake, but then you go and pen this gem of a comment. You’re complaining about a new clubhouse? Do you remember what these three golf courses and clubhouses looked like when LandMar took over? Now you have two brand new clubhouses and courses. And will eventually have a third. It has taken longer than planned, but the market has changed and you can’t expect a company not to reacting to those changes. Rather than complaining all the time, why not appreciate that a new restaurant is coming to town and that a company such as LandMar is still willing to be invested in our community. And do us all a favor and learn to type!

Landmar and Matanzas
My guess is Abe Lincoln above (why not put yor name?)does not own a lot or property in Matanzas Woods on or near the golf course. All of us who bought on the course paid a premium to get that location. Most owners bought well before Landmar came along and purchased Cypress, Pine Lakes and Matanzas golf courses. A lot of golf memberships I’m sure have been sold with the promise of all three courses getting renovated, not just two. It remain to be seen when Landmar will do as they SAID they will but in the mean time we Manatzas onwers still pay the taxes that are associated with that location with a greatly reduced benefit. Try selling your house now, in this market, located on a golf course that is for all intent and purpose ‘dead’. Would it suprise anyone if Landmar came did nothing for next two years. It’s another example of a developer doing what they need to do for themselves, the local community be damned. To all the Cypress and Pine Lakes owners who disagree, I’d be happy to trade my house for yours for equal value.

You are probably right that I was a little harsh on Gene. I think his issue with the caps lock button just really sent me over the edge. Gene, I apologize.
You were also right that I don’t own property on Matanzas Woods and I would probably be a little jaded if I did. The point I was trying to make is that we are all so negative all the time that we forget to realize the good things. I thought that Toby’s article about Landmar still having confidence in Palm Coast was a positive. And that Bonefish, a large restaurant, was coming to town was a positive. To say that Hampton Golf and Landmar have ruined golf in Palm Coast is totally erroneous in my view. The old palm coast courses were heading towards disrepair. We now have two revitalized courses and hopefully a third is somewhere down the road. I think we are better off with a major developer wanting projects in Palm Coast rather than trying to cut and run. I should have taken heed of my own point and been more positive in my first response.
When will Matanzas get going?
Since the rumor is false, and Mr. Cullis states that the renovation will start this year, can he/you be more specific? When will renovation start and when is it’s anticipated finish?
