Schedule of Upcoming Flagler County Foreclosure Sales

Over 80 properties are scheduled to be sold by the Flagler County Clerk of Courts through the end of April. Some high value properties are starting to show up on the list.

Palm Coast, Florida – March 22, 2009 – When property owners are unable to work out a solution with their lender after defaulting on their mortgage, the property is sold at a foreclosure auction by the County Clerk. The sales are advertised in the newspaper and are available on the county’s website, but the data is cryptic and difficult for the layperson to understand.
 
I’ve decoded the list of scheduled foreclosure sales through the end of April. Properties are listed by sale date, showing the property address, current property appraiser’s "true value" assessment, and the date and price of the most recent sale. A blank sale price indicates the property was undeveloped when purchased and a house built later. The list was compiled from data available on the Flagler County Property Appraiser and Flagler County Clerk of Courts websites.
 
The list of properties remains dominated by low-value properties as it has been since January ’08, but more high-value properties are evident (highlighted in the list). Lots in the Conservatory are joined by properties in the Hammock area, and Grand Haven
  
Real bargains are available from the pool of foreclosed properties but buying at foreclosure auctions carries a high degree of risk. The average person is wiser to seek bargains from the list of available lender-owned properties where the lender has already settled the title issues.
 
In the past, a representative of the lender was typically the only bidder at foreclosure auctions. Recent public records indicate that others have started to join the fray. A Certificate of Title from the Clerk of Courts was issued to an individual who paid $55,300 for a Conservatlry lot that was originally purchased for $419.9 thousand.

    That was a tedious bit of research you did there – an activity I often contemplate but never manage to find time for. Thank you!
    I did manage to make time to cross-reference your findings with the MLS and discovered only 30 of the properties you listed ever hit the MLS in an effort to avoid foreclosure. Of those 30, 9 are still active listings, 8 are under contract, 3 were recently sold but have not yet been removed from the clerk of courts sale list, and 10 were withdrawn or expired (I guess the sellers gave up or the lenders were too difficult to work with).

    Don, as always, a great article. Where can I get a list of lender-owned properties? I only find short sales listed on the online MLS site.
