Residential Condominium Association Election Signals Changes at European Village

Separately, Janus Hotels & Resorts, Inc. will offer condominium unit owners another rental management option.

January 25, 2008 – Palm Coast, FLEuropean Village was conceived by developer, Peter Roehr, as a three story resort condo hotel above a collection of restaurants and shops. It has been a tumultuous few years with accusations of misrepresentation by the developer and, according to some sources, mismanagement by two consecutive management companies hired by Roehr. Today’s election of all new people to the three-member residential condominium association board of directors may promise a brighter future for property owners.

 

Correction 1/28/08 – A spokesperson from Integrated Resorts contacted me today to clarify details of this story. He explained that they were not hired by Peter Roehr. They have a lease purchase contract on the resort assets which include the lobby and courtyard. He stressed that they were the first people to put any money back into the complex. He also stated that they have 120 rooms under rental contract.

 

There are two separate boards at European Village. One represents the residential component comprised of units totaling about 150 rooms. The other board represents the first floor commercial condominiums. Elected today to the residential board were Philip Amico, Steve Cuntz, and Michael Goodman. In recent months, a group of unit owners representing about 50 rooms coalesced to form the voting block which elected the new group.

 

They share a positive attitude towards Eupopean Village’s future. Past issues aside, the new board is committed to the original vision of European Village. To that end, as individuals, along with a few other unit owners, they invested a substantial sum to contract with a new hotel and resort management company, Janus Hotels and Resorts, to manage rentals for their units and others totaling about 50 rooms. Janus, based in Boca Raton, currently manages approximately 40 hotels and resorts.

 

Owners now have two options, Janus and  the present management company hired by Roehr, Integrated Resorts. With reach into Europe, Janus plans to aggressively market the property as a resort and vacation destination with a goal to “put heads in beds.” Property owners can get additional information by contacting Phil Amico at (516) 297-8623. A company owned by Roehr also purchased the former Players Club tennis facility next door to European Village. It was recently foreclosed by the lender who now holds title. A physical fitness center who rented the clubhouse from Integrated Resorts remains on site. Attempts to contact Integrated Resorts for comment on the status of their relationship with the tenant or with the present owner of the property were unsuccessful.
