The local housing market stalled after the COVID-19 boom. A comparison of Flagler County MLS single-family home sales for the most recent 12 months to the year-earlier period reveals the following:
- Overall, home sales were off 5.9%.
- The median overall selling price dipped 1.8% from $368,450 to $361,000
- The sale of homes below $1M was off 7.3%.
- Sales of homes north of $1M rose by 32.7%, from 98 to 130.
- The overall percentage of cash sales dropped 3.1%, from 35.2% to 34.1%, while the percentage of $1M+ cash sales rose 13.8%, from 62.2% to 70.8%.
- Yet the median price of luxury homes remained relatively unchanged, $1.37M and $1.3, respectively.
- The top Flagler sale in the past 12 months was a 7,733 SF home that sold for $6.5M ($926/SF).
Current home listings tell the story
The current list of Flagler County single-family homes in the $1M+ market contains 123 homes, with listing prices ranging from $1M to $12.975M. The top five prices are:

- $5.85M
- $5.495M
- $5.495M
- $5.1M
By comparison, the top five listings in Palm Beach are:
- $84.95M
- $84M
- $69.5M
- $67.495M
- $65M
The contrast is stark.
Palm Beach County had an estimated population of 1,582,055, or 759.7 persons per square mile. The density of Flagler’s estimated 134,744 residents was 237.3 persons per square mile.

Flagler County provides a more relaxed atmosphere, with opportunities for relaxation and enjoyment of nature. Years ago, the county rejected the nickname “The Quiet Side of Florida.” I believe they should reconsider that decision.
