GoToby.com Expands Real Estate Sales Reports

Report now shows all Flagler building lots sold and Condo sales now include developer sales as well as MLS.

Palm Coast, Florida – August 26, 2008 – GoToby.com has expanded its "Recent Sales" reports. The condominium sales report now includes sales by developers as well as sales brokered through non-MLS members. The reports are updated back to January 2007. The "Palm Coast Lots" report is replaced by "Building Lots." The new report includes all building lot sales reported through the MLS system.
The biggest change website visitors will notice is the increase in the number of condo sales reported, in some months a ten-fold increase. Condominiums in Hammock Beach, Hammock Dunes, Tidelands, Palm Coast Resort, Oceanside at Beverly Beach, Bella Harbor, Yacht Harbor Village, and Cinnamon Beach typically sold outside MLS. The new report formats give a truer representation of what is happening in the Hammock and along the Intracoastal Waterway.
Adding the non-MLS condos is labor intensive. The sales are reported on the Flagler County Clerk’s website but data found there is incomplete. The sale must be cross referenced to the Flagler County Appraiser’s website for square footage statistics and to confirm that the sale was "qualifying." Non-qualified sales may be quit claim deeds, transfers between family members, or represent only a partial transfer, etc.
GoToby.com will continue to track Palm Coast Lots separately for statistical reports. They are the closest thing to a commodity that the local market has. Tracking this narrow segment can give clues toward the overall health of the local real estate market.
