August 25, 2020 – Residential real estate sales took a slight Covid-19 dip but recovered quickly and with surprising strength. Commercial real estate, on the other hand, has slowed, but not stopped. There have been several important transactions recently.
August 22, 2020 – The recently reported the purchase of lots in Sawmill Creek by four production builders not only gives us an insight into the economics of future development but also shines a spotlight on the direction of nearly all future residential development in Flagler County and Florida. A tsunami of homeowner associations and condominium associations is coming.
August 21, 2020 -- The Parade of Homes, Flagler Home Builders Association’s traditional Spring sales kickoff event, was postponed due to the pandemic. The rescheduled event starts tomorrow and runs through Sunday, August 30. The Spring Parade of Homes was originally scheduled for March 21 -29.
August 19, 2020 – Four production builders have taken a stake in the first phase of Sawmill Creek, the first residential development in Palm Coast Park. Phase 1 is approved for 259 single-family homes. Palm Coast Park is a large Development of Regional Impact (DRI) situated on both sides of US Route 1 between Hargrove Grade to Old Kings Rd N.
August 17, 2020 – August 11 the Flagler County Planning and Development Board voted to recommend to the Board of County Commissioners (BOCC) approval of a modification of a PUD Site Development Plan and a Preliminary Plat for The Gardens, an 824-acre proposed development straddling John Anderson Highway south of SR 100. The developer is Palm Coast Intracoastal.

August 9, 2020 – Despite a national pandemic and riots in several U.S. cities, or perhaps because of them, Flagler County and Palm Coast are experiencing the most dynamic real estate market in 15 years. Employment is rising but the county’s June unemployment rate was still 9.7%. Restaurants and stores are open but with some remaining restrictions.
July 26, 2020 – For the first time in over ten years, you can sign a contract to buy a new condominium in Palm Coast. American Village has opened pre-construction sales of units in its first condominium building off Pritchard Drive. This gated 55+ community will combine 45 single-family homes and three condominium buildings of 32 units each at buildout.
July 6, 2020 – The jury may still be out on whether the nation’s economic recovery will be V-shaped, U-shaped, or L-shaped but the results are in for the Flagler County/Palm Coast real estate market. The recovery is not only decidedly V-shaped, it is robustly so.
June 13, 2020 – Palm Coast-based Coastal Cloud, one of the largest and fastest-growing independent Salesforce consulting partners in the United States, announces strategic investments from Sverica Capital Management LP, a private equity investment firm based in San Francisco, Calif. and Boston, Mass., and Salesforce Ventures, the global investment arm of Salesforce.
May 22, 2020 – Governor Ron DeSantis on Thursday approved Flagler County’s Vacation Rentals Safety Plan allowing bookings based on the guidelines set forth by the plan laid out by the Tourism Department and implemented by CDC standards.
May 19, 2020 – While listing inventory remains a wild card, realtor.com and Google Searches released data that suggests a lot of buyers see the pandemic as a pitstop on the way to homeownership rather than an end-point.
May 9, 2020 – While many of us have bunkered down at home the past several weeks, our local homebuilder community has forged ahead. The 2020 Parade of Homes, which historically kicks off the Spring home-selling season, was postponed but new construction and sales activity have abated only slightly.
April 25, 2020 — Today Flagler County and its beachfront municipalities are announcing that effective at 7 a.m. tomorrow – Sunday, April 26 – all 18 miles of beaches will be re-opening around the clock to allow residents physical and mental health activities.
April 14, 2020 – Coastal Cloud founders, Tim and Sara Hale, have purchased the former Players Club in Palm Coast for $2.5 million. The transaction, which closed March 27, was recorded yesterday. The purchaser of record is Coastal Cloud Properties LLC. The seller is JOCO Financial LLC and The Lending House Inc.
April 3, 2020 – Flagler County’s pre-pandemic economy was stronger than expected. One month into the pandemic, many indicators are still showing strength. It helps that the real estate and construction industries were deemed critical.
