PALM COAST, FL – December 1, 2020 – The Flagler Beach Planning Board meets tonight to review and recommend City Council action on a proposed Flagler Beach Resort. The resort will be located at the southwest corner of Moody Blvd. and S Central Ave., the site of the former farmer’s market. The 1.327-acre parcel is owned by Geraldine Charles LLC and is appraised at $963,531.
RENDERING (looking southwest)
Flagler Beach Resort, as proposed by Anjon Resort Homes of Cooper City, will include a 97-room hotel, businesses, and ten townhome condominiums. It will not be the first hotel to grace this parcel in Flagler Beach’s central core.
OLD vs NEW
This prime commercial parcel has seen several proposed plans in the past, but this one is seriously thought out. It meets the architectural guidelines of the Flagler Beach and Flagler County Scenic Highway Charrette, thought by many to be the planning bible for the scenic A1A corridor. One issue facing previous plans has been parking. This proposal puts the parking underground. Stormwater retention will include underground vaults.
The proposed resort will clearly spark increased business in Flagler Beach’s downtown area and raise nearby property values. More importantly, the development will significantly add commercial property tax revenue to a city with a dwindling number of vacant commercial and residential developable properties. The parcel lies within the Flagler Beach Community Redevelopment Area. Property tax increases within the CRA remain within the CRA.
Proposed developments in Flagler Beach are seldom a slam dunk, but the Flagler Beach Resort should be one of them.
