WAWA Submits Revised Plan to Palm Coast for Bulldog Drive Location

Developer’s land deal with the City of Palm Coast closes tomorrow. Development application review by PLDRB in February and City Council in March.

PALM COAST, FL – January 30, 2018 – WAWA fans can smile again. As mentioned today at the Palm Coast City Council meeting, WAWA is again on Palm Coast's radar. The city has received a revised site development plan for a WAWA to be located on the northeast corner of SR 100 and Bulldog Drive.

Orlando-based National Developments first submitted plans in November 2016 for a Master Planned Development (MPD) which included the WAWA and other commercial buildings along Bulldog Drive. Under that plan, the city would sell (to the developer) land along Bulldog Drive it had acquired as part of the SR 100 Redevelopment Agency Plan. The deal was contingent upon the developer being able to acquire two adjacent privately-owned parcels.

Only one of the private parcels was successfully acquired, requiring a reconfiguration of the WAWA site. The revised plan is scheduled to be reviewed by the city’s Planning & Land Development Regulation Board (PLDRB) in February and by the city council in March. The land purchase contract with the city will close tomorrow.

    The Sawmill Creek project parcels were recently purchased by another developer. Activity to modify existing development entitlements are underway, but it will take time. There have been several purchases of both residential entitled parcels and commercial entitled parcels within the past year. The Palm Coast Park Development of Regional Impact (DRI) which straddles US 1 from Hargrove Grade to the Agriculture Museum (the dueling sidewalks to nowhere) will see a lot of development by 2020, including some gas stations.

    Hi Toby

    Have you heard anything on the closed sawmill creek development. I heard it was sold. Is there any future plans for that property.

    Also do you know if we will ever get a gas station in that area. I live in Matanzas Woods for 12 years now and thinking putting my house for sale. Tired of waiting and nothing getting done in my area.

    Thanks for your question.

    No update (as of 4-11-19). The building permit has been ready to be picked up for weeks, but WaWa has not chosen to do so. Reason unknown.
