Tuscany Village
(Last updated 1/25/08) -- Tuscany Village is a large Development of Regional Impact (DRI) planned for 507 acres near the northeast intersection of SR100 and Old Kings Road. The developer is JX Properties.
JX Properties of 14000 Rockland Road, Libertyville, IL. is a Florida Limited Liability Corporation. In December '03 they acquired three contiguous parcels totaling 507.8 acres located northeast of the intersection of Old Kings Rd. and SR100. The land was purchased from Wisne Land LLC for $7M. Wisne had purchased the land in November '02 for $4.2M from Yates Development Inc. The south boundary fronts SR100. At the northwest corner, the property also fronts Old Kings Rd.
The PUD document describes areas designated residential offering a variety of housing types, single-family, neo-traditional neighborhood and multifamily residences in addition to general commercial uses, recreational facilities, active and passive parks, open space areas primarily undisturbed and wetlands under conservation. In addition, space is designated for a school and a fire station. A four lane spine road will dissect the development, running from SR 100 to Old Kings Road, where it will align with Town Center Blvd.
Phase I, planned for 2006-2010 is planned to include 583 Single Family units, and 82 Multifamily units plus 50,000 SF of General Retail and 30,000 SF of General Office.
Phase II, planned for 2008-2015 includes 190 Single Family units and 1556 Multifamily units.
The ordinance to approve the PUD was passed by the City Council on Aug. 15th, 2006.
JX Properties submitted its preliminary plat to the Palm Coast Development Review Committee on January 25, 2008.
